About Aelius Biotech  

Aelius Biotech is a specialist biotechnology company originating from Newcastle University. It provides advanced in vitro and in vivo testing, including integrated model-gut technology, mucus-layer absorption modelling, routine lab assays, rheology and human trials. Its platforms support product development for nutrition, pharmaceuticals and health-focused FMCG brands, generating credible scientific evidence for commercial decision-making. 

The Challenge 

Aelius Biotech has grown rapidly since it was spun out from the Newcastle University Medical School. Its model-gut platform had attracted substantial commercial interest. As demand increased, the company required dedicated laboratory space, integrated office accommodation, a central Newcastle location and affordable premises. Affordable lab space was limited, and most available sites lacked the flexibility Aelius Biotech required. Cost was a factor as well as proximity to the university and the life sciences quarter, close to the Biosphere and Science Central

Once the property had been identified, Method Building Consultancy shaped a viable route to conversion. This involved evaluating how an existing warehouse could be adapted to meet laboratory needs, designing cost-effective solutions, guiding our client through unfamiliar property decisions and overseeing the contractor selection.
