Highlights

Client: Ponteland high School

Location: Ponteland High School, Ponteland, Newcastle upon Tyne

Brief: Agree Scope of Works with insurance company Loss Adjuster. Design, tender and manage the agreed works with a contractor.  All works had to be completed during the summer holiday

Role: We were appointed as Contract Administrators to project manage the works at the school and ensure all works were completed on time.

Outcome: All affected surfaces and fixtures and fittings were stripped and replaced with new.  This included suspended ceilings, fire door sets, plaster board, acoustic panelling and general decoration.  Light fittings were replaced and all circuits re tested.

About Ponteland High

Ponteland High School is part of the Pele Trust group of schools.  The building was constructed in 2020 and is shared with Ponteland Leisure Centre. It is a secondary school with approximately 1600 students.

The Challenge

The flood was caused by a very large water tank splitting in a tank room on the 3rd floor.  Water flooded down through the common areas and through each ceiling and floor down to the ground floor, affecting plaster board walls, suspended ceilings, fire door sets and surface finishes. Following an immediate clean up project, the lasting repairs needed addressing.

Our Approach

We agreed a schedule of works with some budget costs with the insurance company loss adjuster initially.  We then had to act very quickly to prepare a detailed set of documents for a tender process.  We only had a few weeks before the summer term ended giving us the summer holiday to undertake the works when the school was mostly vacant.  We worked with trusted competent contractors and managed very regular communication with the insurance company, client and contractor.

What We Delivered

  • Detailed Specification of Works.
  • Approximate project value of £60k in 5 weeks.
  • Tender process with tender analysis report with recommendations for next stages.
  • Put in place a formal JCT Minor Works Contract.
  • Managed works on site with the contractor.
  • Issued all Certificates for Payment and Completion Certificates.

The Outcome

All repair work was finished within budget and a week early, allowing more time than expected to prepare for the start of the autumn term.
